In good conscious, I must tell you that if you chose to manage this yourself and you don't understand the culture or community, you can be in for an extreme rude awakening.

Not a knock, just a reality of entertainment culture.  

Not sure there’s all that much to celebrate because you were able to obtain a property that would otherwise have sold for $95,000 cash sale, $100,000 with conventional 25% down financing, $110,000 with 10%down seller financing, for $120,000 no cash.  

Not an automatic cash cow - it's a people business first and foremost and unless your company understands that and institutes that culture you will not be successful.

One of the most beautiful places with tremendous natural and cultural beauty - being destroyed through business-hostile policies. 

Those numbers were permanently depressed in 2008, and they're not coming back barring an extraordinary cultural shift that we'll see a mile off.The supply chain problems don't help, as Account Closed mentions, but they're not the driving force.

They will generally set up a time to show you around and help you feel comfortable about their training and their people, culture, etc.
