I just read on a website that both Ohio and North Carolina are "Cooperative" states.  

Our jobs as PM are sometimes thankless, 24 hours a day and want and need cooperation from our landlords.

The only good news is that we are all in cooperation with each other to get this deal done because they really want our house and we really want to sell it to them.

@Anthony Barbato You should also ask if the seller is willing to cooperate with a buyer's agent if you want to have a realtor represent you in the sale.

So, in effect, we treat it as 3 cooperating sole proprietors.

It's currently designed to be personalized using mail fields, but we're having difficulty getting the design/template to cooperate with the direct mail service we're using (we used the template provided by this service too).
