The lower unit tenant has lived there longer and has her furniture there with plants, but the upper unit has recently been leaving food out for an outdoor kitten on the porch  and so the two units have been arguing over who the porch belongs to.

(I do differ from your process in that I have my furniture as an "other asset," but I'll be deducting it all this year under the safe harbor election).Appreciate your response!

We have zero furniture with the exception of beds.

Also furnished the property with some extra used furniture we had in an attempt to attract student renters who may not have furniture or want to deal with the time and expense to furnish a place.  

He was a hobby furniture maker when he was young and in retrospect, he had the patience of Job with me when it came to learning how to use his tools.

The level of federal debt and the dominance of the housing market and all ancillary (furniture, automobiles, etc) parts as a huge part of the economy meant that the fed has had to keep interest rates low for so long that eventually the creation of so much money through real estate lending was going to start weighing heavy on hard assets.

I gave my tenant a 30 day heads up on the repairs, I then gave him a reminder two weeks out, and then I stayed in constant contact with him the week of, and the day of the repairs.In this time, the tenant did not move any of his furniture out of the way for the contractors to do their work. 

We invested about $80,000 in a complete renovation with included the following: painted top to bottom, all new flooring, new counter tops, sanded and repainted kitchen cabinets, added more cabinets in kitchen, new split unit HVAC, tankless water heater, all new furniture, new trim and blinds.

They show all of my furniture and decor in the house, which is more enticing than the current tenant's.
