It really depends on the market - cost per deal is much higher in LA, Phoenix, etc. as you would expect.To throw a range out there - it can easily cost $500 to $2,000 in marketing to get a deal.Here's a way to back into some meaningful metrics for you:>> Use 1 deal in 20 leads as your basis.

Educating yourself through books, podcasts, and these forums will help you speak the lingo and start having meaningful conversations. 

Your list there is a good "core" list of houses for you guys to keep an eye on, but your list size is WAY to small to generate a meaningful flow of leads.

The majority of calls I make do not end in any meaningful negotiations, but I imagine it's a numbers game and I will make a significant contact at some point.

BTW, in the DM world 2% is considered it pretty meaningful accomplishments.Good luck.

Without knowing what you are trying to accomplish and what resources you have, no one can give you any meaningful advice on how to get there.  

In the lending arena, I'd say @Don Konipol But overall, I'd say @Joshua Dorkin , both for creating this site and consistently sticking to it to provide such a great resource for others, and for our discussions about selling speakers and free events, which sparked our local group.

If the person does not call back at all maybe they were not motivated, but if you call them then maybe that will spark a little interest.
