I definitely don't think you have to shy away from these homes, but you need to take more precaution than you would if you purchased say a house that is only 0-15 years old. 

If rates rise to the point that we do not want to refi our larger blanket loans, say 10%, that would give us an opportunity to selectively sell some properties at say a 10-12% rate with owner financing. 

But that's why he has 1,000 units and I haven't cracked 40 🤷🏻‍♂️ I'm always reticent to say a current owner has butchered a property.

I will even say a home inspector is not going to tell you what you need to improve when flipping a house, he will give you a report of the general condition of the house, and any deficiencies.
