That is actually a very good problem to have because that means you have not found the right deal and/or you are not educated  or experienced enough about looking at properties and crunching numbers..

By now its 820am and I'm definitely feeling the time crunch.

I need to crunch the numbers a little more....here in FL a singe story, ground floor unit is attractive  to seniors so in that regard it may rent easily (in theory).  

I've learned how to do my own title work, crunch the numbers, gotten preapproved by the bank president, and money to fix up the property.

You'll want to take a look at the existing financing on deals you're considering and see what would work for the property, the seller and for you.Because of the credit crunch, even more sellers who need to get a property sold are open to helping with the financing, since they're aware loans are a little more difficult to get at this moment.Hope this helps,Chris

Just make sure you crunch your numbers first second and a third.

@Chris Herrera  I was lucky enough to get extensions on the seller financing until the "credit crunch" of 2008 passed.  

I have done 3/1s for $25,000 rehab, and just crunched numbers on a 3/1 right under $100,000.
