After pretty much throwing away $15,000 on "Rich Dad Poor Dad"/"Tigrent" real estate investing courses, I found I actually learned something useful from Mike Wolf's investing tours and they are definitely not a scam.One of Mike's deals is that if you take one of his US investing tours you get him as a mentor for life and I have definitely used and abused that benefit.  

There was even a point that our painters were already worried about their safety in the property because the renters were becoming verbally abusive.

We have to be careful what we say, how we speak of others, can't abuse our access to privilege information, etc.

That classification really doesn't mean a thing and is absolutely abused by sellers to hook an interested buyer.  

To justify an offer:1) Comps- we pull from around the property. 2) Repairs- we send in the entire repair list with prices.3) Sexual Predators- we send in info about the area4) Market Conditions- how long properties are taking to sell, how many are for sale, the price change5) Other items of interest to assist in justifying the offer.6) A few "unique" items... sorry but I must keep some things in-house.Remember: The better you show how you have come about an offer, the more serious a Lender will take that offer.

This obviously opens the door to an agent abusing an uninformed seller.

I know this doesn't cover vandalism and/or abusive usage and what not, but just wanted to see if the warranty transfers with title or is it only good for the original owner?

I smelled alcohol on their breath during their visit so the "I have mental health issues" could be some substance abuse.

The cupboards don't look abused, they just look like they were used in a normal way, and they're just cheap cupboards to me.Worst case scenario, you charge them whatever you want and wait to see if they balk. 

Is there a strong way to screen for drug or alcohol abuse prior to signing a new tenant?
