It’s only for reference and your correct once you get so high that doesn’t pan out .maybe why  alot of times on apartment complexes they go buy the cap rates

I've resurrected Buyer's offers (as a Seller's Agent) that were more than 30 days old, when Seller's wants don't pan out.I had a listing that received a cash offer at 90% of list price, short inspection, no appraisal.

Knob and tube is huge if there have been no renovations and can also be coupled with outdated boxes from Federal Pacific which are a hazard in an of themselves.

We relocated in into an investment that will push a 10% COC return if the numbers pan out. 

I would be very curious to see how that pans out with what is on the market right now.

List it for sale and for rent at the same time using your optimal numbers and see which one pans out.
