I’m new to this forum and stumbled across this thread when doing a google search for ADU’s.

I found bigger pockets when I was searching for tools to increase my knowledge of real estate investing and stumbled upon the BP Podcast.  

I recently stumbled across a sheet on a property we were negotiating a contract on in 1996: an 8 unit on 95th & Columbus for $500k.

I happened to stumble across the Bigger Pockets episode where they interviewed the asset protection lawyer, and it got my mind spinning. 

I'm hitting a big stumbling block, though, and wondering if anyone with experience can share some tips.From everything I've studied, it boils down to three numbers: 1) Purchase Price, 2) Rehab Cost, 3) ARV.

Recently, in working to start up my investing business, I stumbled onto the idea of using large personal loans for funding purchases and rehabs of rental properties.

ETC)  I stumbled upon this amazing website filled with a ton of resources through one of the books written by the BP Team.

I just stumbled upon this thread and wanted to put in my $0.02. 

@Jim Young @David Begley just stumbling over this thread now, but I can recommend a very good CPA in the Atlanta area that has specific expertise in working with real estate investors.
