They should be able to give you information about which areas to steer clear of.  

Create the system to provide the liquidity, to than "steer" that liquidity for the use in the intended way's, for intended targeted end user segment's. 

As stated in the very initial post, refrain from trying to steer discussion into other areas.

Barron - thanks for the reply .....I am a local lender ...if you need some assistance , feel free to call/ message or email me ....I would steer  clear of the large national type  lender and try working with a local lender that is accessible and that has  flexibility  

It would be great if there were no snake oil salesmen and you could trust everything you read online, but it just isn't the world we live in, so due diligence is the price you pay for a successful passive investment.A few general notes: Steer clear of anything that guarantees tenancy terms (can't be predicted or promised) or excludes any expenses in their ROI calcs.

I would almost steer clear of anyone claiming to be an 'Expert' at anything let alone Real Estate.

Also I think being regulated by the rules helps you steer clear of some of the less than ethical tactics that are commonly put out there to aquire properties.

What company do you use, I want to make sure I steer clear of them as their screening criteria is sloppy.
