This would be my first rental home, so I was hoping the BiggerPockets community could help shed some light on the best way to chose a property management company.

We tell them to change the filters every 3 months, and every month if they have shedding pets since that stopped a furnace in only a month one got caked with fur, we inspect twice a year and do it then if not done.

Can anyone shed some light on this topic?

Here is an example from our rental agreement.STORAGE.Tenant agrees to not store items outside the dwelling unit unless contained in a proper storage unit.Tenant agrees to not pile or lean items against the building siding and fences.Tenant agrees to not store flammable liquids on the premises unless they are in small quantity for personal use only, stored according to manufacturer instructions and properly labeled.Tenant agrees to not store items that are excessively odorous.Tenant agrees to keep doors to storage sheds closed.

He also stole from us (stealing from sheds and the property) His rental agreement: only for moble home and one shed.

He may be able to shed some light on your questions.

This would immediately shed light on the murky situation and allow me to conclude what everyone on this thread has told me already, that something is terribly wrong with this situation.

Can someone just shed some light on how setup may differ if you don't manage your own properties vs. if you do?
