So that being said since only ADR and Occupancy collectively made your total revenue and since I put more weight on ADR I, therefore, must be selective and/or accurate about the occupancy rates in the markets I'm targeting.

I even have a 5 unit with retail stores in it, a commercial loan, and they still weighted "comps" as the best way to value it.To your original question, ARV can be done by the banks appraiser, although if you have really good knowledge of the area, you can estimate it to start.Using a real life example, I came across a bank owned property for $60k and I knew comps for fixed properties were around $100k.

You are not in the position to judge whether or not Uber/Lyft will exist in 6 months because it is just as possible that a normal 9-5 employee can easily quit or get fired from their traditional W2 job.Things get a little Fair Housing wishy washy when you start developing a weight system for income.

There are, what I would consider, to be three factors at play that are weighted against each other;1) Asset Protection2) Overhead control and profit maximization.3) Tax estate maximization.A fantastic tax plan or an asset protection plan may cost you more overhead, or it may increase your overhead depending on susceptibility to suit.
