Most common answers I get:1) ANY place besides City of Portland which is much more draconian than state laws2) Vancouver (which is inflating 50% faster than Portland).3) Spokane/Boise are the new darlings, but it's getting crazy.4) Phoenix, but seems like you really need to know that market to avoid blackholes5) Larger guys like SE USA (NC/SC, GA and FL) for growth potential.

If your rules state that a security deposit must be returned or an acounting provided within 30 days of vacancy, and you dont do it or you do it on the 31st day, in many areas this is a per se violation and could easily get you a bill for 3 times the deposit.I always encourage landlords to connect with their local rental owners association.
