It is home to the Colorado State Fair, has Nature Center, Pueblo Reservoir and State Park, Sangre De Cristo Arts Center, and HIstoric Santa Fe Train Depot. 

Don't ask for the Art of Syndications, as an example.  

I was wondering if anyone who has done wholesales could recommend any books, podcasts, blogs, etc. to me that are super in depth about the art of wholesaling real estate.

The school systems in PG county are not the best BUT keep in mind that some people don't have an alternatives, or they want to live close to family, or they like what the are has to offer (art district, coffee shops, proximity to DC, 295, 50, or 495) The majority of the demographic in Mt Rainier, Hyattsville, Riverdale have little options but to accept sub standard school those who aren't are paying for private schools (DeMatha, Seaton, etc.) or testing into Rosevelt. 

Elm Thicket is pretty hot....cheap neighborhood next to super expensive neighborhoods and good demand drivers from Medical Center area nearby.You're right about some of the other areas....West Dallas West of Trinity Groves is probably ripe...I'd say all the way from downtown to loop 12.Casa View is probably ripe or anywhere along Garland Ave along White Rock Lake.Bishop Arts area has been talked about for years.There seems to be some activity on East side of 35 at about Jefferson/Davis in south Dallas.I would also take a look at the Cedars area south of downtown....lots of big smart money there....Mark Cuban, Jim Lake, Jack Mathews, Mike Hoque.You might also look at train/rail stops in better locations. 

I'm new to being employed, having run my own business (graffiti art, colorcartel.com) since I graduated from college 4 years ago.

These are the "in" neighborhoods and arts districts, a lot like Wynwood down in Miami.
