Someone (probably ex tenant) kicked in 4 of the interior doors, two big holes in the walls, cherry kool aid stains on carpet, dead lawn, cut some wires in the walls, NEVER cleaned the kitchen and looks like used lard to cook everything, the cooktop looks like a couple of "smallish fires" may have happened and the (original, 1979) oven has NEVER BEEN CLEANED, oh and to top it off we have a family of THREE SKUNKS LIVING IN THE CRAWL SPACE.And of course I no longer live 6 miles from this place, I live 950 miles away.I just spent 1 1/2 weeks working on it, about 30 "contractor size" garbage bags, 5 gallons of paint, a million small things that you always run into.Anyway I found a "craigslist" cooktop and wall oven for pretty cheap, my wife helped a lot, even though she hates RE investing and my neighbor has been a godsend because the trash service only picks up the rolling dumpster, NOTHING ELSE, so he has hauled the other stuff to the dumpster at his work.I'm heading back to TX to hit the kitchen, exterior paint, front yard and finish the interior paint (oil base on the trim).

Remember the less hands that have to dip into your bag the more you will have in your bag.

Nothing would be worse than handing over a bag of cash and getting stuck with a property for which bad title work has been done.

Provide moving boxes and thick mil trash bags, even a moving truck if the tenants are cooperative.

If the market turns and you're left holding the bag, at least you aren't losing too much of your own equity if you have to split.

I know it isn't my cup of tea but obviously that doesn't mean that it can't work for someone else!

It is considered normal wear and tear.Damages are things like..Holes in the wallsBroken WindowsBroken DoorsBroken FaucetsBroken ToiletsBroken KnobsGrease RugsBleach on RugsGrease on DrivewayAnd 40 garbage bags of trash to be removed from your home.Animals left behind that are dead.If you expect to have a rental property returned to you in white glove condition, you will not be happy in this industry.Once again, you have truly been blessed! 

I start loading the drill rig, a flatbed shows up to pick up the totaled taxi, the driver says "My boss said to give this to you" and hands me a bag with new lights in it.So anyway, that's NYC.

With that said, I'd be happy to meet for a quick cup of coffee/tea when I'm down there in early February to learn about the Baltimore market and to discuss a fee/commission for moving forward with one of your leads !

Suffice to say, not my cup of tea.- Got taken to lunch by my realtor, contractor, property manager, my tenants- Got scammed by a guy who posed himself as a MF lender- Got bullied by a real estate lawyer to sacrifice half my deposit for doing nothing wrong.A not so warm welcome.. got out with my teeth kicked in..That is not to say the market may not be for you!
