However if the shared amount is only roughly 1/2 a month, it is pretty clear the agent is being greedy.I think a 2 year commitment is stronger than a 1 year lease, but I think the 3rd year doesn't have a lot of value to the landlord.

There would be no reason to run reports then.Actually, you are not required to accept the first person who applied if a later applicant is a stronger candidate and better meets your rental criteria.
