I think its better to have no deal than a bad deal so just reject the temptation to go too high - its unlikely you will be able to make it up on the sale if you buy too high.

and the appraiser comes back out to verify…so we pay $800 to have the windows capped and painted, and $150 to get the furnace wrapped up...all voluntary on my part to get these folks in their new home...the lender rejects it...no closing on 11/20....Ok, we have 10-days before this couple's lease ends at their current apartment so we should be fine, right?

I recently had to reject a potential tenant due Their credit report, specifically, a couple of accounts are in collections.In the message I sent, informing of the denial, I simply wrote that the denial is having to do with their credit report.The potential tenant sent a message claiming to have a stellar background.My question is, whether I could (or should) provide the specifics and inform them of the accounts in collections or would that open up a new can of worms.Any advice would be greatly appreciated.
