I did my thing, honestly and ethically, and made a heck of a lot more money because I kept 100% of my commission.

However if you can look at longer time horizon and become a buy and hold investor who occasionally sells a property then 1031 exchanges can be the most powerful tool in your arsenal for tax relief and enhancing ROI

That seems to be a common myth in landlording.We have set up a set of criteria for how we determine the "most qualified" applicant, and then accept that one. 

Using an artificially enhanced 2005 value to justify making a sound investment decision in today's real estate climate holds no water.I congratulate you on your success.

This will much enhance your chances of success - bedbugs are hard to exterminate.Once you think you have completed the treatments successfully, there are bedbug sniffing dogs that you can hire (relatively inexpensive) to get a certificate that the bugs have been completely cleared (or not - whichever may be the case...).  

If you're going to deal legally, honestly and ethically, you need to understand the difference between dealing in land and dealing with widgets that can be replaced.Gurus are simply answering the call, after getting people excited, filling the perceived demand by those wanting quick and easy money, which is really a myth to begin with.
