I'm looking for recommendations for contractors to help me renovate/make ready a 4 unit apartment building built in 1919.Specifically I need an electrician that is experienced in rewiring old buildings like this one, a good/honest plumber that can help update some piping, figure out where certain shutoffs are, possibly install manifolds to allow water shutoff to each floor individually, etc.I also need recommendations for great hardwood flooring specialists, I need to do a lot of sand/stain/poly refinishing.

I have a 1910 duplex that has been great; original water lines shared causing me a potential large expense; bought in 1991 and appreciation has been strong; younger folks love the architecture and hardwoods (1.5 inch wide planks are cool) with over a 100 Craigslist hits when using pics of hardwood and pillars.

Set to close Oct 31st, here are the details (I am sure I will leave out a lot of details but this is the basics):Purchase Price: 53.5kRehab Cost: 13.5k (paint, carpet, redone hardwoods, new cabinets, tiled bath and shower, new light fixtures, garage door, new deck, new windows etc etc...this number includes re taxes as well ) I saved some money by doing a lot of the work myself..some painting, demo work, landscaping, etc.

Here are the updated numbers:Assuming 50% expensesCash Flow = 962/month (11,544/yr)COCR (11,544/128,250) = 9%Assuming Proforma numbers:Taxes = 417.50/monthElectric/Water (common areas) = 75/month (tenant covers rest of utilities)Insurance = 108.33/monthLandscaping = 80/monthMaintenance = 169/monthManagement = 338/monthVacancy = 176/month--------------------------------------------------------------Cash Flow = 1797/monthCOCR = 16.82%The apartments are pretty luxurious for the area so vacancy is low and this is a complete renovation, new plumbing, water heater, furnace, kitchen, bathroom, hardwood floors, ceramic tiling, ect.The overall area is not good (Greater Grand Crossing), but it's not a war zone.
