If you are to nice of a person which it sounds like you are, hire a management firm to manage your building, those that are to nice will get taken advantage of and taken to the cleaners in this industry.

You need to find your handyman, plumber, hvac person, and maybe a cleaner, depending if that's needed.

Why would I pay a company with a corporate headquarters far from my market 10-20% (not sure what they charge) of my revenue to manage that for me when all they are doing is dispatching contract cleaners? 

I don’t have backup cleaners, because my main cleaner hired a team and she’s done very well at my properties.  

On the OPEX side depending on the property type I would add costs like lawncare/gardener, snow removal, pool cleaner.

The only real problem in Kanab is it's a small town where the vacation rental market is doing really well so things like cleaners, handymen, etc are overworked and in short supply.
