The price point at new devs like Margaritaville are off the chart and are set up as more of a monetary investment that a STR property (e.g. you must buy their furniture package and must you them as your PM).

I rented to a couple with a 60 LB pit, a loveable dog, but not well trained.Long story short -- between the dog and the furniture, those floors were basically destroyed after 18 months of tenancy.

I see owners charging what I think are pretty fair rents to cover their costs...utilities/washer/dryer/furniture/internet and toys...and such...add in vacancy and convenience and to me owner is not getting rich...but the potential tenants on the other hand feel like they're being gouged....of course they are getting paid 2x probably what permanent staff is making, but then don't want to give that up to pay for increased housing costs.   

Tenants that leave owing money are usually due to unpaid rent, general cleaning, abandoned furniture, etc.

All furniture added to the STR will be new.

There's a lot to underwrite including Average daily rental rate, occupancy rate, cleaning costs, booking platforms utilized, furniture, etc.

Or, putting upholstered furniture outdoors and suddenly the place looks like a dump.We have complaints from the city on mowing and trash piling up for one (which ended the debate with hubby on when to intervene, lol) and neighbor complaints for the other.

I think mid-term rentals are often overlooked as an additional revenue stream where STRs are getting banned left and rightI know there are companies that offer AirBNB property management, and will even do all of the setup and furniture finding and such.

They sent someone to check out the location and while they didnt any homeless people while visiting, they did see their tents and the accumulated garbage (mostly furniture they collect from somewhere).

I found it on Zillow but then sent my agent to take videos, pics and to have her tell me her thoughts. then i negotiated the price and reduced it by 20k and included the furniture.
