Reject!

For my first flip property, I made 10 offers on 10 different properties and got rejected or outbid for every single one. 

I have had probably 20-30 offers rejected before landing one.

For example, a housing provider can be held liable if they reject a Hispanic individual based on their criminal record but accept a non-Hispanic white individual with a similar criminal record.Then I got to this part and thought "wait, nevermind.

Reject this applicant and hold out for a reliable qualified tenant.A guarantor is no guarantee that you will be able to collect. 

Reject all applicants that are not from single persins.

You are free to edit Wikipedia, but you will need to provide sources or your peers will reject it. 

That whole process is a separate post, and includes filing the claim, coordinating with the adjustor and my mgmt, providing the adjustor receipts and documentation, catching that my claim reward accidentally excluded a material part of the plumbing repair, receiving two separate claim checks, depositing them without realizing they required endorsements by my mortgage servicer, having the checks rejected by my bank while incurring fees, having the insurance company re-issue the checks directly to my loan servicer, finally depositing the checks this past weekend…and while I write this I’m realizing I may have coverage for lost rental income to follow up on!

That offer would get rejected faster than an Andrea Iguodala  layup attempt in the finals. 

If it doesn't, then the person goes on hold or gets rejected, and this is communicated to them: "Hey, your application looked good but there was an open bankruptcy on your credit report, or you failed to mention your time in the joint for murder".
