I once heard from someone that changing outlet faces to stainless in the kitchen can make a huge difference and they only cost a few bucks each.

I'm assuming this doesn't include any convenience outlets in the hallways.

Some ductless units can even be plugged in a standard wall outlet. 

We come UP from the basement for the wall outlets. 

Things like: outlets that need to be GFCIs, worn-out light switches, faucet that needs to be replaced, leaky drain pipe on a sink, bathroom vent fan that doesn't work, furnace needs repair, etc. 

Minimally, every single rehab I do gets new light fixtures, switch and outlet covers, and basic or 'front facing' plumbing fixtures (faucets, valves, usually toilets, etc) and some sort of sprucing up on the landscaping.

A very well soundproofed apartment will have a two layers of drywall with insulation in between and acoustic pads wrapped around the electrical outlets and light switches.

(Examples of improper use include overloading electrical outlets, flushing large, foreign objects down the toilet, and allowing any gas, electrical or plumbing fixture to become filthy.)c) Dispose of trash and garbage in a clean and sanitary manner.d) Not destroy, damage, or deface the premises, or allow anyone else to do so.e) Not remove any part of the structure, dwelling unit, facilities, equipment or appurtenances, or allow anyone else to do so.f) Use the premises as a place to live, and use the rooms for their proper purposes.
