Cheap carpet, cheap "hardwoods", particle board cabinets, crappy moldings hollow doors, cheap door knobs that jiggle and don't feel solid, etc etc.

There are also great hardwood lookalike laminate floor panels that are super durable and give an above average look.You don’t need to be the best finish in town as there are certainly diminishing returns, but being better than average is a major advantage.

Lately I have been either refinishing the original hardwoods or installing the $2/ft Allure from HD.

WTH -- it has pretty much guaranteed our maintenance guy will have steady paint work at that facility for the foreseeable future.Buy hardwood trim and paint it if you like but educate yourself on the hardness level of various woods and ability to resist damage - painted trim looks good but if people are banging into it all the time it's the dumbest thing to install what is basically cardboard IMO. 

The first floor currently has hardwood floors and the stairway and upstairs are carpet.

It kept going and tore up the hardwood floors, got into the kitchen cabinets and appliances and made it's way to the basement.

Most of what's remaining is cosmetic - bathroom tile, lay down hardwood floors, and paint.

The home was built in 2000 and has mostly hardwood floors and tile with the exception of the bedrooms and living room where I put in brand new carpet before the tenants moved in 4 months ago.

Some guidelines we follow, many borrowed from some of the more experienced rehabbers on BP:1) We attempt to leave old charm when possible and refresh when needed, to include: chandeliers, fireplaces, hardwood floors, etc.2) Kitchens!
