, do they smell bad, do they keep eye contact, do they ask any questions that would hinder our policies/rules, are they rude or short answered when asked questions, did they arrive late to the showing, are their kids running wild through the home you're showing them, who will be living there, and how quickly do they need to move in?

IF you could find an experienced property management company, that might be a source of information.It could vary from 25% to over 100% (yes, there are properties that have a NEGATIVE cashflow even if cost of money is zero).I hear these wild claims all the time and so far not one person has been able to back them up.

If you've placed 150k into the property, i.e. down payment etc - to calculate your return you'd calculate: 2,000 = x% of 150,000 OR2,000 divided by 150,000which equals a return of 1.33%The wild card here is, Seattle as I understand it has had a strong housing market in recent times.
