you expressed your intent to occupy your primary but if circumstances dictate you need to downsize, that would be justified IMHO.Others will chime in, but I think you are perfectly in your right to purchase another smaller property as owner occupant, and turn the larger one into a rental (due to hardship for example) and be OK.I don't think you need to explain this to the broker other than to assure him you intent to occupy the new property. that's all I would disclose.Others?
