Sparing $500 for her to get out by the end of the week would put you on a hell of a lot better terms than after another 3 months of eviction waiting, I know you're a little far in the game, but then you can focus on getting a better tenant in pronto. 

Some pay sporadically when they feel like they feel like they can spare the money.    

It is April 28 and they have not found a place to live, and i have three children coming down in less than 17 days, and i need to get into the spare bedroom to put a bed, dresser, etc.

A compact Microwave and you could have a Toaster oven.  

It's a tiny thing with a wash tub in one side, and a spinner on the other.http://www.amazon.com/Panda-Compact-Portable-Washi...I use double lint socks over the drain hose, and two other mesh screens after the lint socks, to catch all of the lint. 

And the 2 (out of 4 units in each building) units that did get to use the carport, could barely squeeze their cars in next to each other, and only compact cars could fit into it with the door closed. 

The trash goes into a closed unit that compacts the garbage automatically every now and then.  

Or, you could even buy a three or four bedroom single-family home and rent out the spare bedrooms to fellow college students.
