This was my first time doing an in-person meet-up and getting to bounce ideas back and forth was beyond helpful.   

It went into decline but it has bounce back.  

Covid also threw the SF market into disarray and its hard to say when it will bounce back. 

I still think Rochester has us edged out in the upper middle to high end market but that area is bouncing back real fast here.

They advance you the money in anticipation of it clearing (and reverse it out if something bounces.)  

If not then it's mostly your mistake, you can learn and bounce back from it

The forums are good for looking into different discussions and gaining some general knowledge and different opinions... remember, most are opinions and good to bounce ideas off of.

If its properties and realestate you are into... learn to scrape the county Auditor for 'EVERY' property... then, add some additional depth by scraping the county clerk's site for deeds, now, bounce that data down again against GIS and geolocation to get a good grasp of not only population density, but amenities , nightlife, dining etc...
