Cleaning and pest control may or may not be considered reimbursable, depending on your lease.  

Each individual will owns 50% of the house while the cash out money will be reimburse to each proportionally.

The investor can get reimbursed by the bank however they want to work it out between themselves.

My goal is to pay $25,000 at closing ($15,000 for purchase and $10,000 for fees) or less and get a check at closing to start the renovations, but some of the lenders I speak to seems to reimburse me for the expense, which seems to me I would need another $20,000 to get started with the renovations.Since I don't have access to that level of cash I wanted to get feedback from the community about what I may be missing.

The retainer will likely be $1200 to $1500 but if it doesnt cost that much it will be reimbursed after the eviction is complete.

Electric is hit-or-miss, sometimes on, sometimes off.The listing agent might have to pay the utility bills out-of-pocket initally, but I believe they can get reimbursed for that.

If it takes four months to find a new tenant, you've not been reimbursed for utilities, your time, or your trouble!
