I have made my share of mistakes; before finding Bigger Pockets; but nothing that can’t be overcome; and with all the people here willing to help I see no reason not to move forward with my plan and accomplish my goals.

There are other market forces (demographics)  at work that are countering rising interest rates currently, and they too may also overcome and economic softening, which is typically felt harder in single family residential than multi. 

How did you overcome them?

@Elizabeth Conklin,Investing remotely can be a hurdle for many investors, but once overcome it can really liberate your time freedom. 

Whatever cash is left over comes to you at the end - again taxable.There will probably be around 400,000 - 500,000 exchanges performed this year.

Great job overcoming analysis paralysis and getting your first deal done!

The most difficult hurdle for a lender to overcome would be long holding period prior to demolition and starting the new construction.

And I want to overcome this fear by confirming with some BP &!

@Zac LindquistThis might not be the best strategy to use at the moment since there are so many obstacles that would need be over come in order to arbitrage now.
