When properties sell the same day they are on market......that buyer has been already lined up before the property came to market, and listing it is merely giving the appearance that everyone had a chance at it, or entering for purposes of tracking statistics in the mls.

Brokers have some sort of sick thinking that clients should be loyal to them, but every broker tells you that every property he has for sale is great for you as long as you are willing to purchase one of the properties he has.Signing an exclusive representative agreement with a broker doesn't limit you to that broker's listings; it merely limits you to transact with that broker — on any transaction listed by any broker (or even off-market).

Not necessarily HI, CA have tried and it merely moves the issue somewhere else.The easy cheap way for people to "fix" anything is to get up off their lazy *** and do something like pickup garbage, turn off your porchlight during the day and be a producer/contributor. the weather, coastlines etc have always and will always change.
