Question: Are you finding when you check the rental estimate on "Zillow" that they are over the actual estimate? Whether checking, California, Indiana, Kentucky, or anywhere, USA, are you seeming to find the estimate ...

Where this deal shines is that lot rents are about $75 below market and the park has some vacancies, both pads and homes, that once filled up will bump this NOI higher. 

Reno, roughly, $95K, extra funds padded in there for those unforseen extras that pop up with renovations.

So, instead of making my attic pimp pad, the idea in my head right now is try to finish the basement for $7-8000 and rent it out for $5-600 a month, putting my ROI just under 1.5 years,(and my personal cost of housing at $0) at which point, will be the 2 year mark on the property, and the house will then have a finished basement, which will demand more rent at that point ($1400 instead of $1000-1100).

While I could borrow (I doon't feel comfortable enough to do that yet) I've decided to apply the brakes a bit and gather some capital so I can come out guns ablazin' in due time.I say be patient and trust yourself to do the right thing.
