The rules are still new and the body of law coming from the litigation of those rules is not understood well just yet so much of this is CYA type stuff.

Since you have been in contract on that property for over one year there is a large body of law that says that a seasoned contract to purchase real estate represents a comparable bundle of rights as the real estate itself.  

If I fix even a small software bug or complete a training run or heavy lift, I’m likely to raise my hands into the sky for a full body stretch, put on a huge smile, pump my fist and say YESSS!!!!!

Historically since post world war II the trends have lasted 7-10 years and when the government bodies started to suggest it the trend became an inevitable truth.

The response is almost always the same; the regulatory body points out that our industry's loss ratios are just not large enough or substantial enough to warrant any kind of regulation (read the cost/benefit analysis just does not warrant the cost of regulation of our industry). 

First, LLCs don't give you complete immunity from liability.

Tenants don't take as much care, I have also seen that body lotion seems to disolve the finish.
