Their choices are: 1) Take you to court, which if they didn't follow their own management contract, won't work out for them.2) Try to put a lien on your property, which you could sue them for damages and attorney fees.They sound very incompetent if they did work without your approval AND without upfront funds from you.

I feel like a deal in your home market will require you sinking your entire 80k into a deal that may or may not work out.

If you're willing to be live in one half and rent out the other then you'll have a better ability to make it work out for you.We've focused on finding distressed properties and then flipping them, but we're able to make the numbers work since we do a lot of the rehab ourselves.If you have any questions feel free to message me!

Not only did the investment side work out but it was also the first apartment building our property management company has done a full lease up on.

(You may however quickly find out that your numbers/analysis need tweaking.)But if it does work out all I require for making the connection is that WE close the deal.As to your question, do you want to be a fix and flip investor or a wholesaler?  

The numbers should work out if I price those items correctly AND not everyone takes advantage of it.
