Utility collections go hand-in-hand with that, if they don't pay their lights/gas, their home expense isn't top priority (over say, a cell phone payment or cable), so you can expect rent won't be top priority above all else.I rent mostly in low-c areas to immigrant populations, so my tenants don't always have social security numbers and credit scores.

(iv) If Buyer is unable to obtain Loan Approval after the exercise of diligent effort, then at any time prior to expiration of the Loan Approval Period, Buyer may provide written notice to Seller stating that Buyer has been unable to obtain Loan Approval and has elected to either:(1) waive Loan Approval, in which event this Contract will continue as if Loan Approval had been obtained; or (2) terminate this Contract.

They are usually obligated for the remaining term of the lease or until a replacement tenant is found, whichever comes first.

Which ever source you are trying, you need to do it for at least 6 months.

In my experience, it is an excellent tool for tracking incoming calls and being able to match the marketing that generated that call (i.e. a different number for different mailings, etc.) but I always found it to be cumbersome to make outgoing calls from, considering a cell phone is pretty simple to use.

I imagine you might have apply one of the proration options if required by TX law, which ever one most favors the tenant.

I am guessing underwriters will exclude your auto expense, cell phone and internet as everyone is paying that across the board..

Brokers are best-suited to look at the specific situation and find you the right fit, not just whichever lender says "yes" first. 

There no reason to wait any time or have any “whichever is lower” rule come into play.
