As I see it, the only ways that real estate pays you well in the first 3-5 years is low to no leverage or a strategy that requires more work (short term rental, mid term rental, rent by the room, etc.).  

I don't think that's the point- although @James Wise isn't known for subtlety. 

You could also mitigate risk with a surety bond as well.

I won't lie - I can smell the marijuana on certain days as well. 

Well, this my opinion, if you like unpredictability, constant change and people/contractors with no regards to you or your property then "YES" flips and STRs are the way to go...LOL....I love it!!! 

I love sub-to deals and have done many of them as well, but there are risks and they need to be done with all the proper docs & paperwork.
