I immedediately evicted him, it took 3 months for the sheriff to lock him out and the dog odor was so bad I washed the walls, painted them removed the furnace and cleaned inside the wall, removed the light switches and receptacles, washed the tile floors with bleach (every floor was tile), waxes the floors and I could not get rid of the odor.

As a landlord, any form of open fire is dangerous (candles, smoking, gas stovetops). 

Caution the tenant to not have any candles burning or spray air freshener to cover up smells.

Nice thing with these is that they tend to come with everything included although we've stopped using wax rings and have gone to using wax less ones instead.   

It's a whole other ball of wax, a whole other business, and unless you're prepared to hire a management company to take that on for you after you close, I would stick with a 4-unit or less so you can learn the management aspect yourself.
