If this is a primary residence, then perhaps FHA would work at 97%LTV.I'm also not sure why you are looking for full OR stated doc since if your borrower qualifies with full income documentation they will always get a better interest rate and higher LTV.There's just not enough information in your post to warrant a phone call to you but if you want to discuss further, shoot me an e-mail.Ken StampeBank of AmericaMortgage Lending

Just came across some interesting properties on auction.com, and they do offer special warranted deeds, I guess it is better than quit claim deeds, which you don't even know if the seller has the right to sell.If you receive special warranted deed and clean up the ones that bank didn't, you are good to go, and may flip to next buyer who would take mortgage.Anyone has experience with special warranted deeds, care to share?

Through that experience, I learned that the deal has to have enough profit even in worst-case scenario to warrant tying it up and putting it under contract, as I don't believe in moving forward with an offer on a property to keep it from other buyers while I run around trying to make it work.

If terms required of the Borrower are not being met, such as finance contingencies a similar demand letter can be issued but it get's a little hairy and the Seller should get a lawyer so he is not making demands on something that does not warrant a demand per the contract.

Was not owner occupied.Also, I forgot to mention that this has been on the market for 3+ months... which I thought would warrant a bigger reduction in original asking price($65000) but they won't budge from $62k.
