Very disappointed to read this thread .I learned from Scott a lot, in fact I was inspired by his vast knowledge and call for action and became an educator myself.I think vetting business partners as well as vendors is crucial in our business, and apparently being a good educator doesn't guaranty a good investment manager.

Detroit is a great city for Brrr projects we do a lot there if you can find a vendor take back or a lease option or a JV project of some kind you could do it now otherwise wait for cash hard money used to finance it to costly and has a greater chance of coming undone.

Straight forward question - when asking tenant/vendor to add to "additionally insured" do we advise them to put the PMC info or Landlord info?

You should have a conversation with them if that is something that interests them.If you will manage the properties and you have the properties across different areas/schools, there is little scaling and you would need to look for multiple connects(contractors, vendors, etc)Best of luck.
