What I’ve found out on my own is that your net operating income includes the portion of money you set aside for vacancies, maintenance, and cap ex.

I'm now looking to house hack in Dallas or the surrounding areas (likely Arlington) but am a bit stuck on how to run the numbers.When calculating cash flow on the my duplex in Indiana I took into account PITI, vacancy reserves, maintenance and repairs reserves and utilities to get down to my net cash flow amount.When running the same calculations using 5% down on the house hack, I find myself quite a bit in the negative.

Sounds like the kind of demographic/demand in north San Jose is more suited to MTRs while still providing the option to fill interim vacancies with STR using the 180-day limit.I have another question - Section 4741 allows HOAs to prohibit STRs of 30-days or less.

Renting for all my independent life now, I've noticed rentals I've found were on certain platforms being advertised, like craigslist, apartments.com, Facebook marketplace, and landlords posting to their personal social media accounts.However, I can't imagine these avenues being the only advertising methods, when you have something like vacancy to fill.
