With the right upgrades, we knew it could be repositioned for a significant return, aligning perfectly with our strategy.

In my view, if there was a reason that it was overpriced, it was that the ancient inventory was not being fully upgraded when flipped to owner occupants. 

They are all quality tenants making at least 15k a month and seem very enthusiastic because the unit is fully upgraded with high end finishes and appliances with private garage and backyard.

I had to upgrade the waterlines to 3/4 (ripping out the wall, retiling) and replace the drain line with metal pipe, (dig up floor, plumb, concrete, retile).  

I am not really sure on how to fix it but I am sure it is extremely broken. 

Perhaps not the best example, but  what you are doing is no different than a medical patient who walks into 6 doctors offices with a broken finger asking to be treated with radiation.

Some of the upgrades look great from the pictures I saw online.

- **Addressing the Cesspool**: Since the cesspool is a known issue, consider including some language in your listing that reassures buyers this is normal for the area, and perhaps offer to cover some closing costs or provide a credit toward upgrading the system if necessary

REI Reply seems like a pretty good upgrade from what I was using, but I'm interested in knowing what roadblocks I might encounter before signing up.
