I drop them and use a competent local RE agent, who did a great job.

The issues really happen when it's just R.E. agents begging for some $, pitching "I can do that too" and in reality there in breach of NAR codes because they don't have proficiency and expertise in it what so ever.

I would take Travis advice to heart as he is from the area.My advice was going to be to find an agent or PM or an investor who is making it work and follow their lead. 

Austin is flooded with STRs (and str regulations now) but it can still work, just use a good agent.

Question: I'm an agent trying to deal with an owner on a small commercial prop says once a buyer signs LOI they can get any relevant leases do their due diligence as well as do their inspection before going to contract.

I hope you are working with an excellent agent or broker, they can create leverage and opportunity for you while protecting your interest. 

She would be putting all the cash down for the property and I'm a contractor and would take care of all of the rehab work along with finding the house, dealing with real estate agent etc. how can we make it so that it would be 50-50 ownership of the property and all future profit?
