Do you think that this is a good plan or is there a flaw in it?

This may be flawed thinking, which is why I am here. 

@John WoodrichI did look at this, and it had a major flaw, but I cannot recall what it is. 

@James Green you an ask why she needs a service animal but you can require documentation proving that she needs one.I would also question your PM about why this was not uncovered with a landlord check?

Only flaw is that they could technically say they never received a copy of the report, which they are REQUIRED to receive a copy of in my state in order for me to hold the deposit.

Anyone see any flaws to that logic (other than the obvious potentially dead furnace)?

First, review the financials to determine how the park is currently running and to uncover the potential inefficiencies. 

Even in a tough market, there are deals to be had if you are consistent, and work hard to uncover them!

So, Here's my question in the midst of all of that gobbley-gook; Is my plan flawed or do I need to look elsewhere for a Refi/Equity pull?

If anyone has any pointers, veteran knowledge, or flaws they see in my plan please let me hear it!
