Hey Dina, The extensive repairs discovered during inspection could ultimately provide a tax benefit by increasing the depreciable basis of the property.

Money is ultimately going to be the driver, foremost the cost of insurance.

Sean,I have had some good exposure to larger commercial/industrial deals but would like to start investing on my own for small multi family properties, ultimately end goal is to build a portfolio that can someday support my retirement, provide flexibility for my family, and create something that I can work on with my kids to show them the power of real estate and entrepreneurship and hopefully someday pass down to them.

The numbers say my ultimate goal is to get about 11 duplexes in the 100-120k per door range in the next few years and then snowball the debt pay down.

Something tells me the terms of the funding, if it is real at all, are so onerous that it ultimately comes down to you paying for the opportunity to find them deals.
