Have over $60k in the rehab and it still isn't complete (needs flooring/trim/paint) and I've sold carrying a note near break even to stop and reverse the cash drain and defer any tax issues until after I retire.

I got a message from one of them saying that they need to get out of the lease asap - their partner has a temper and has caused damage to the unit, the tenant also sent photos of a hole in the wall, damaged door and trim, and something thrown in the kitchen staining the kitchen cabinets. 

Drywall cracks, space between trim and floor(both possible foundation issue indicators), proper attic venting(check temp in attic)

Then, general contractor, roofer, painter, carpentry trim, general handyman.

Would like to discuss with a contractor, I know most are busy.Secondly, I need a professional tree trimmer for a multitude of trees to be trimmed around another property. 

Only downside was I had already spent several days replacing trim boards before it happened. 

They determine the mold is due to; (1) tenants causing crazy high humidity basement humidity by running the dryer without ever cleaning out the lint trap and (2) not cleaning the bathroom- All mold is abated with bleach, a second dehumidifier is placed in the basement, carpets are lifted, trim is replaced, and we investigated behind walls.

Drywall, paint, tiling, trim, and that's about all I want to handle haha.I need to establish a good set of contractors, I so far only have "family & friends," not bonded, so a potential liability...

If you take the trim and a few pics to a plumbing wholesaler (not Lowe's or HD) they can usually tell you what brand it is by the valve.

Then the paint and finish trim, carpet counters and finally appliances.
