You need better contractors, because "not* putting in clean outs on a full repipe is just dumb, lazy and cheap.

A lot of properties in Cleveland are so cheap compared to Vegas that you'll think every deal is amazing.

Easy to screen, setup leases (I do my own), and collect rent for very cheap fees. 

I console myself with the fact that compared to higher education that is relatively cheap tuition. 

Bookkeepers are fairly cheap, even good ones and should be able to setup for 2 units in a couple/few hours.  

For example, if I buy a house for $100,000 from a wholesaler that should have a market value of $200,000 after I finish putting in $50,000 to repair the house, then the appraiser and the bank penalized me by giving me a lower loan for getting the house so cheap.

Many investors are successfully renting out their ADUs to short term travelers.
