As others have mentioned above, Bloomfield is certainly a solid option for rental properties and has been for a number of years due to the easy transportation options to NYC and other parts of NY/NJ, leading to great rental demand and pricing.

You'll see a lot of vans & trucks with no business names on them - these are the guys to approach as they're hard working and not spending money (yours) on advertising.Be prepared, most won't have business cards and may not be friendly.Persist and you will start to build your crew.

If you are trying to get others to pay your down payment and you have nothing in the deal, there are probably no terms that anyone would agree to unless they were getting credit card type returns.

Certainly wouldn't have much issue showing credit card statements of local restaurant/grocery/gas purchases in that area through the year, but that seems a bit asinine to track or even think they'd request.
