I intend on doing a cosmetic remodel prior to selling down the road but it's not ready for that.

Once it’s paid off or remodeled, it could become a fantastic rental property or your forever home, as you mentioned.

No holding cost, no tenants, no insurance, no leaking toilets.

Guest runs out of coffee, runs out of toilet paper, needs more towels, etc, we can usually get them any of these things in under an hour with the delivery service, and for much cheaper than the typical service call to try and have your cleaner stop by.

We acquired a townhome property from a wholesaler, executed a successful renovation and remodeling plan, and achieved a profitable sale just 116 days later.

I’m not a full time rehabber, but am currently remodeling two houses I have held for a long time.  

When you choose a living situation with other people above, below or beside you that share walls, especially an older building, you should not be surprised that you may hear babies cry, toilets flush, alarm clocks, phone calls, etc.

The door leaves 0 room next to the vanity and to the right when you walk in is a toilet with a cabinet above.

Every area I know has gotten worse and worse and worse on it.Fifteen years ago,  when I was buying, rehabbing houses and holding, I oculd hire a licensed contractor and they were able to change toilets, faucets, even water heaters.

I bought a house less than a year ago in the 160's that was a completely remodeled 2bd/1bath that turned into a rental when I moved.
