The other option would be to cash out refinance, but that might be difficult as I’m self-employed and my wife (who is the sole owner) is a per diem physical therapist and doesn’t have 2 years of work history.

I happen to work with several traveling therapists/nurses and have had a few recently purchase homes.

I work as a realtor and night shift at a hospital as a respiratory therapist, I don't have my own family.

If you do want to take a chance, yes you can ask for the letter from a legit therapist that says they need an ESA.

As a mental health therapist, I understand the value of empathic listening.

I have a colleague that rented his MTR to a traveling physical therapist and another friend who was contacted by an insurance agent to rent out their MTR to a family displaced because their house burnt down.

Can I insist that he be subject to a 3rd party exam by a licensed psychiatrist rather than the therapist who signed the ESA?
