Bottom to top was the copies of contracts to purchase, appraisal, insurance binder, inspection reports, telephone and misc. notes, copies of receipts for acquisition, HUD-1.Right side bottom to top, tax assessments, insurance policies, tax and insurance receipts, repair maintenance receipts (if extensive, a seperate folder, with an identifying page listing associated folders, like utilities) Utility agreement (landlord agreements) and on top the current lease.On the outside of the folder the property address, legal description, tax ID number, Insurance company and phone number of agent.Anyway, different categories were filed in alpha order first, then in numeric order.

Uncovered owners name, and a possible telephone number.Went back to the house, and talked to the neighbor that lived across the street, the owner was a single mom that got remarried, and they simply moved .....Thanksgiving 2009.

If you join, you'll be listed as a vendor with your contact info and services you provide.Instead of contacting Landlords, run an ad on Craigslist about your company..a link to your website would be beneficial.If you don't have a website, you should have one listing your services and lists of properties for rent with photos.Run ads in your local newspapers.Of course get listed in the telephone directory.Join your chamber of commerce and you'll be listed as a local business on their website.Put out Flyers, hand out business cards.
